Some Tips on Buying a Vacation Home


If you're someone lucky enough to be able to afford a vacation getaway home, you're to be congratulated. With so many people in the U.S. who cannot even afford their first home, being able to afford a cottage or country house is a rare luxury. But before you drop your hard-earned money on that beautiful home you have your eye on, what are some things you should first think about before making that purchase?

For one thing, be practical and realistic about what you can afford by way of a vacation home. If you're just making ends meet right now, no matter how much you love that little country house now, you may wind up resenting it when you realize what a dent it's taking out of your budget. And this means other expenses beyond the mortgage or purchase price, including furniture, utilities, upgrades, and things such as these. If your getaway home is near a certain lake or country club, are there dues or fees you will need to figure as well?

 

 

 

 

Also, how often will you be using your vacation home? If you seriously can get away for only a few weeks every year, then is it worth outright ownership? Would a timeshare be more appropriate? Is it worth actually purchasing a getaway home you're only going to use so infrequently? Are there other arrangements you can make, such as having friends rent it for a few weeks every year so as to cut down on your expense?

Are you planning on renting your getaway home when you are not using it? Who will maintain and clean between rentals? Who will actually rent the home? If you live close enough to your vacation home then you could take care it your self but most people do not live close by.

You may want to consider a rental management firm to take care of your rental for you. Most management companies charge between 8 and 12 percent of the income which does not include maintains or maid service. Be sure to include these figures in your budget prior to purchase.

Some people purchase a vacation home now, intending to move there after retirement. If this is your thinking, remember that your life and your circumstances may be very different when you reach retirement age. Will you still be interested in water skiing or hunting when you're in your sixties? You may want to purchase a home that offers a bit more well-rounded interests. Is the retirement home accessible to those who have physical limitations - in other words, when you're at retirement age, your knees may not be able to handle all those stairs, and you may not appreciate being in a "winter wonderland" when you have arthritis and poor circulation. No one wants to think about how they'll change physically as they age, but in order to make your vacation home a proper investment for your retirement years, you need to be practical and realistic.

 

 

Purchasing a vacation home for your enjoyment now can be a great investment for families that are really going to make use of it, and for those who are looking forward to a permanent residence upon retirement. Use common sense and be practical, and you're sure to make a wise decision that will serve you well for years to come.

We have come to realize from chatting with our guests that on of their biggest challenges is how to choose the vacation rental villa that is right for them! This article reflects their experience and hopefully sharing it with you will make your choice easier...

Is a vacation rental villa right for me?? Whether you are seeking a magical Disney World Vacation or an active family holiday, a Florida vacation rental villa is one of the most flexible options available to you. Many visitors decide on a hotel or motel room which can appear to be the cheapest option but these have several disadvantages. As I'm sure you know if you wanted a suite of rooms in a hotel that offered all the facilities of a vacation rental villa, you would spend many hundreds of dollars per night! Limited space, limited bathrooms, neighbor noise etc - we've all been there! The convenience and space of a vacation rental villa not only make for a much more enjoyable vacation for everyone but when things go wrong these were an important factor for one of our guests when 3 of her 4 children became ill shortly after arriving. She was so pleased to have chosen a vacation rental villa with the space and convenience of 5 bedrooms and 3 bathrooms as it meant that the whole family was not wakened when some had to get up frequently during the night!

Convenience is probably the biggest advantage of a vacation rental - you can come and go as you please and do what you like, when you like. You might feel like a day by the pool on your own when the rest of the family go out, and that's exactly what you can have - moreover, its you by the pool and no-one else to share it with - bliss! But its not just that. When you choose a vacation rental, you can get your favorite snack from the refrigerator when you want it. You can light the grill an cook up the meal you want - restaurant food can be a bit boring, not to mention less healthy and more expensive!

Location: This is another important factor in choosing a vacation rental! Its important to choose a luxury vacation rental villa that is close to the attractions that you will be visiting frequently. First-time visitors have little idea of the scale of the Orlando area and the whole thing can be more than a little daunting. Its made even more confusing by the vast choice of vacation rentals available and the lack of clear details on their location. We know that this has resulted in some families traveling long distances every day to get from their chosen location to their attraction of choice - not ideal! That's why we have clear links to maps from our vacation rental villa details pages. We want you to be able to plan your vacation and spend as little time as possible in the car!

Quality: We spent some time recently viewing and inspecting Florida vacation rentals. The pictures on their web sites presented the villa very well in most cases but it soon became clear that they had been taken a very long time ago. Many of the vacation rentals we saw were very tired, showed heavy wear and little attention to maintaining a comfortable environment for their guests. They were certainly far form the luxury vacation rentals they were being marketed as! These problems showed up much more in the properties where the owners had clearly taken little interest and were managed by property management agencies (Large or small, and who, in turn rent them to the large holiday companies at low rates). This is one reason why we update the pictures of our properties each year (several times a year in fact!). This gives our guests the confidence to know that what they see is what they will get. Whilst booking direct with the owner does not guarantee quality, it does give you the opportunity to ask if the photos on the site truly represent the condition of a particular vacation rental today.

Check in/out This is often overlooked as one of these things that has to be done but be careful. Check in and out is not usually at the villa! Its normally at the management company office where you have to wait in line with everyone else that booked through the same company. This means that you have to drive to and find the office from the airport. We know of offices that are over 15 miles from the vacation rental! OK - it doesn't sound far but after a long flight and in unfamiliar circumstances, it can be a challenge you could do without! Check the driving distances and times from airport to office and from office to your villa via the management company offices. (Be aware that if the office is in Kissimmee, it can be very busy and take a long time especially in the early evening).

In contrast, we have an electronic access system so our guests can drive direct to their chosen luxury villa and let themselves in. The benefit of this system is clear - and you have no keys to lose or hand back and you don't have the unnecessary hassle of an office to find.

Locality: What we mean here is the area surrounding the vacation rental. Careful examination of the photos of some villas will show where they have been doctored to hide any less desireable features. One of the favorites is to block out the lower areas of screened pool enclosures to hide the fact that there are many others very close to the villa. We do not enhance our photos. Check carefully or ask if the pool area is overlooked.

Games rooms Some vacation rental villas advertise a games room with all kinds of entertainments. If this is something that you want to have in your villa, be sure to inquire whether it is properly air conditioned. The reason for this is that some owners have simply locked the garage door and installed a carpet and a pool table or foosball table to make a games room. Its fine in December but impossible to use comfortably for most of the year.

Equipment Check whether the equipment you need is 'included' or 'available' and know the difference between these terms. Included usually means that the item is 'included in the rent' for the villa. Its important to know that 'available' usually means that the item is available but you will be expected to pay an extra charge for it. For example, a gas grill will cost you between $35 and $50 per week to hire (+ sales tax). A cot, baby seat or stroller can be the same each! That can make a significant unexpected dent in your pocket - check unless the information is explicit!

Summary We hope that this guide helps you make your choice of a vacation rental easier. We think that vacation rental villas are exceptional value for money but there are some traps which we have highlighted. Whilst we realize that checking all these details might be a pain, we think that it will help ensure that you have a much better vacation!

Exciting Investments In The Florida Property Marketplace

Geoff Morris has been involved in Florida property for some time, and works closely with several leading Realtors in the Sunshine State. This is his observation of the present Florida property marketplace.

All of a sudden, now that some of the steam has gone out of the Florida property marketplace, for the moment anyway, there are some brilliant deals popping up for second-hand properties right across Florida.

For some years now, with property inflation in the Florida property marketplace running at around 25 - 30% in some places, it has been difficult to get a good resale property without it vanishing off the market before you could say 'credit card'.

As for going for off-plan, or pre-construction, you would be looking at a 2 year wait at least, and forget any idea of doing too good a deal with the developer.

Why should they?

With organizations like Inside Track promoting many new build developments, investors were queuing up probably around three anxious investors to every opportunity in the Florida property marketplace. So why discount anything at all?

Nowadays, for at least the next 12 months or so, although property prices are still going up ( but probably closer to 14-16%), this is the time to grab yourself a bargain, sit on it for 5 or 6 years, and then move it on with a great big profit.

Resale properties.

What many people dream of in Florida, is not just theidea of a two or three bedroom apartment, but many of us really love the idea of having a luxurious detached villa, complete with its own heated pool ( Florida can be a bit perky around November to March), and all the luxuries and space that is so typically American.

Over the last few weeks, there has been a steady trickle of luxury villas, complete with their own private pools, close to the highly inviting Disney theme parks, at really reasonable prices.

We have seen the Florida property marketplace change over the last 12 months, with some excellent deals available such as 4 bed 2 bath villas with their own pools 1,546 sq ft, from $278,950; 4 bed three bath with pool 1729 sq ft from $315,000; and really luxurious 4 bed three bath villas with pool just under 2,000 sq ft from $404,995.

Many of these are zoned for short term rental, so could be used as either a second home or a source of extra income when not being used as a play area.

12 months ago, these would have been snapped up before they met the Realtor's distribution system, but now, with the changes in the Florida property marketplace there is time to look more carefully, even fly down for an inspection visit, without the fear of these being sold before you get there.

OK, a small holding deposit may well be required for a few weeks, but nowhere as frenetic as the situation last year. Have no fear, this situation will not last for ever , and when demand picks up again early next year, so will prices.

Pre Construction or Off Plan Opportunities.

As late as last summer, you could not buy a 'new' property in many places in Florida without having to wait for at least 2 years before completion, and as for getting a discount - well forget it.

But now, we have seen a new 3 and 4 bed condo developments taking shape in the new Reunion and Champions Gate area where the first 64 units to be released not only have a discount of around $100,000 but also offer a full 12 month Leaseback included in the price! How great is that for people trying to get into the Florida property marketplace?

These units all come fully furnished, with Lakefront pool and cabanas and many other communal facilities, and quite frankly, look like one of the best opportunities we have seen for some years.

Jane and me are quite busy unloading some of our UK properties at the moment, as this lull in the Florida property market has meant that bargains abound, and for those of you who can move fast - bang on the doors of the realtors ands developers, and see what else you can squeeze out of them
